Silicone makes the most money, with 41.7% of 2025 building and construction sealants revenue, or USD 3.72 billion, because glazing, curtain wall and sanitary joints need its UV and movement durability. Silicone sealant, at USD 3.72 billion, leads because structural glazing and weather-seal joints on glass facades are specified in silicone almost by default; it climbs to USD 5.88 billion by 2035. Polyurethane sealant holds 24.3%, or USD 2.17 billion, thanks to paintability and abrasion resistance in floor, precast and pavement joints, and it grows 4.73% a year. Silyl-modified polymer (hybrid) sealant is worth USD 1.23 billion today. It wins share because it bonds to damp substrates, takes paint and carries no free isocyanate, which spares contractors the EU training duty described below. Acrylic sealant, at USD 1.03 billion and 11.6%, is the cheap interior filler for drywall and trim gaps; low price keeps volume high but growth slow at 3.37%. Douglas Insights estimates the hybrid chemistry adds USD 1.28 billion of sealant value between 2025 and 2035, slightly more than the USD 1.27 billion polyurethane adds from a base 1.76 times larger.

## Why are curtain wall glazing and re-caulking cycles lifting sealant demand?

Four sources add 3.15 points a year of building and construction sealants volume growth: facade and glazing work 1.12 points, renovation of the housing stock 0.94, infrastructure joints 0.63 and airtightness upgrades 0.46. Together they lift tonnage from 2.61 million in 2025 to 3.56 million in 2035.

The four legs add about 950.5 thousand tonnes of building and construction sealants over the decade. Facades and renovation together supply 2.06 of the 3.15 points, or 65.4% of the volume leg, which is why glazing silicone and gun-grade hybrid tubes set the pace. Infrastructure and airtightness supply the other 1.09 points, 34.6%, and lean toward polyurethane, polysulfide and acrylic.

### Facade glazing and curtain wall: 1.12 points

Every unitised curtain wall panel carries a structural silicone bead plus a weather seal, and glazed area per square metre of office or residential tower keeps rising. Facade work is the largest construction sealant application at USD 3.02 billion, 33.9% of 2025 value. Douglas Insights tallies about 338.0 thousand extra tonnes of sealant from facades between 2025 and 2035, 35.6% of all added volume. ### Re-caulking the housing stock: 0.94 points

Sealant joints age faster than the buildings around them. The Census Bureau put the US housing inventory at 149.45 million units in the second quarter of 2026, of which 133.81 million were occupied, an 89.5% share ([Census housing vacancy release](https://www.census.gov/housing/hvs/files/currenthvspress.pdf)). Exterior perimeter and wet-room joints in that stock are cut out and replaced on cycles of roughly 10 to 20 years in our model, so renovation is a steady, weather-driven sealant order. Residential renovation is the largest end use at 30.6% of value, or USD 2.73 billion, and contributes about 283.6 thousand tonnes of added volume by 2035.

### Infrastructure and airtightness: 0.63 and 0.46 points

Bridges, tunnels, airports and water plants need expansion and movement joints sealed with polyurethane or polysulfide, adding 0.63 points and about 190.1 thousand tonnes. Infrastructure is a USD 1.38 billion end use in 2025. Airtightness rules for new homes and deep retrofits add 0.46 points, about 138.8 thousand tonnes, as window frames, service penetrations and membrane laps all need a continuous seal. ## Which headwinds slow sealant tonnage, from China's construction slump to isocyanate training?

Three drags remove 0.74 points a year from a gross building and construction sealants volume rate of 3.89%. The Chinese construction downturn takes 0.38 points, substitution by tapes and pre-compressed foam 0.19, and EU diisocyanate training 0.17. The 3.15% net leg already reflects them.

China is the largest single drag. Sika reported Asia/Pacific sales down 5.3% in local currencies for 2025, hit by the decline of Chinese construction, while the region grew 2.5% excluding China ([Sika full-year 2025 release](https://www.sika.com/dms/getdocument.get/992fbd18-f3fb-4605-93be-b028fd3d9ff0/glo-en-media-release-business-year-2025-20022026.pdf)). Douglas Insights models that drag at 0.38 points, about 9.9 thousand tonnes of 2026 sealant volume.

Self-adhesive tapes, pre-compressed foam strips and gaskets replace gunned sealant in some window and panel joints. The swap trims 0.19 points, roughly 5.0 thousand tonnes in 2026, mostly from acrylic and low-modulus silicone construction sealant.

Since 24 August 2023, EU professional users of polyurethane sealant above 0.1% diisocyanate must hold training. Small contractors switch chemistry or buy less, a 0.17-point drag worth about 4.4 thousand tonnes in 2026.

Douglas Insights puts silicone sealant at USD 4,369 per tonne, a 28% premium to the average, because siloxane polymer costs more than acrylic emulsion and glazing grades carry structural approvals. Polyurethane sealant averages USD 3,590. Acrylic, at USD 1,795, is under half the silicone price, so it carries 22.0% of tonnage but only 11.6% of value. Raw material swings feed straight into these bands: Wacker reported 2025 silicones sales of EUR 2.73 billion, down 2.6%, citing weak construction demand ([Wacker 2025 annual report](https://reports.wacker.com/2025/annual-report/management-report/segments/silicones.html)). The 1.62% price leg assumes mix shift toward hybrid and silicone, not list-price inflation.

## Which companies supply building and construction sealants, and how concentrated is the joint-sealing field?

Sika holds an estimated 11.2% share of 2025 building and construction sealants revenue, and the top three suppliers hold 24.4%, by Douglas Insights estimates anchored on disclosed group sales. No leader reports construction sealant revenue separately, so these shares are modelled.

Sika, based in Baar, Switzerland, generated CHF 11.20 billion of 2025 sales with 33,707 employees, more than 400 production facilities and subsidiaries in 102 countries ([Sika 2025 results](https://www.sika.com/dms/getdocument.get/992fbd18-f3fb-4605-93be-b028fd3d9ff0/glo-en-media-release-business-year-2025-20022026.pdf)). Its 3 September 2026 Akkim deal adds a Turkish sealant and adhesive maker with CHF 220 million of sales. Henkel of Düsseldorf posted Adhesive Technologies sales of EUR 10.67 billion in 2025, 1.5% organic growth, inside group sales of EUR 20.5 billion; its construction sealants sit within that unit. About 9.0 million US homes a year need exterior or wet-room resealing if the 149.45 million unit stock is resealed on a 16.6-year average cycle, a Douglas Insights assumption. That rhythm explains why residential renovation outweighs new build in building and construction sealants.

The inventory grew from 148.02 million units in the second quarter of 2025 to 149.45 million a year later, a 0.97% rise ([Census Bureau](https://www.census.gov/housing/hvs/files/currenthvspress.pdf)). ## Which isocyanate rules govern polyurethane sealant applicators in the EU?

Commission Regulation (EU) 2020/1149 governs them: since 24 August 2023, professional and industrial users of building and construction sealants with 0.1% or more diisocyanates by weight must complete safe-use training. Polyurethane is the exposed chemistry; silicone and hybrid grades are not.

The finding: hybrid sealant scores 87.8, edging silicone at 85.6 despite holding a third of its value. Silicone remains the safest volume bet. For a formulator choosing where to add reactor capacity, though, silyl-modified polymer combines the top growth rate and the top price with no isocyanate exposure. Polyurethane, at 59.0, keeps its floor and pavement joints but loses the general-purpose gun-grade tube to hybrids.
