Flash-spun and spunbond polyolefin housewrap climbs from USD 2.21 billion to USD 3.58 billion at 4.94%. DuPont lists [Tyvek HomeWrap in seven roll sizes from 3 × 100 ft to 10 × 150 ft](https://www.dupont.com/products/tyvek-homewrap.html), with water vapour transmission of 56 perms under ASTM E96 Method A, and that breathability is why framers default to it.

Woven and perforated film wraps hold 18.7%, worth USD 992.7 million, and add 4.18% a year. Cheaper polypropylene weaves win on price in Asia Pacific and in private-label lumberyard programmes, though their lower perm ratings keep them out of cold-climate specifications.

Self-adhered membranes take 14.9%, or USD 791.0 million, and reach USD 1.70 billion. Bonded sheets stop air moving behind the barrier, which loose-laid wrap cannot promise, so mid-rise and commercial envelopes pay several times the housewrap price per square metre.

Fluid-applied barriers account for 13.2%, worth USD 700.7 million, growing 7.66% a year on masonry and concrete backup walls where a sheet is hard to detail. Building papers and asphalt felts keep 11.6%, or USD 615.7 million, but shrink 0.78% a year as stucco crews and reroof contractors switch to synthetic sheets.

## Which building wrap application leads by square metres: new homes, re-siding jobs or commercial walls?

Residential new construction takes 46.2% of 2025 building wrap area on our estimates, about 2.67 billion square metres, ahead of residential remodel and re-siding at 28.9% and commercial and multifamily at 24.9%. Remodel grows faster than new homes through 2035.

Residential new construction tracks starts and completions closely, which is why the 6.9% fall in US single-family starts matters to wrap mills. Residential remodel and re-siding needs wrap every time cladding comes off, so it follows housing age rather than interest rates. Commercial and multifamily jobs buy fewer square metres but at higher prices, since self-adhered membranes and fluid-applied barriers dominate four-storey and taller walls.

## Why is building wrap demand growing faster than housing starts?

Building wrap area grows 3.42% a year in our base case, from 5.77 billion square metres in 2025 to about 8.08 billion in 2035, even though US single-family starts fell 6.9% in 2025. Four forces supply that volume leg: re-siding, air-barrier code adoption, taller wood and concrete walls, and Asian housing.

### Re-siding and the ageing housing stock

Re-siding and window replacement add 1.21 percentage points of the 3.42-point leg on our model. Douglas Insights estimates that remodel jobs used about 1.67 billion square metres of wrap in 2025, 28.9% of the total, because cladding cannot be replaced without a new barrier behind it. Unlike new building, that demand did not track the 2025 drop in starts. Each re-sided wall of about 265 square metres needs a fresh roll set, flashing tape and corner details, whether the house is 20 or 60 years old.

### Air-barrier rules and continuous envelopes

Code-driven air sealing adds 0.97 points. Tyvek HomeWrap is listed as an ASTM E1677 Type 1 air barrier and an ASTM E2556 Type II water-resistive barrier, with air penetration below 0.004 cfm per square foot at 1.57 psf, [according to DuPont](https://www.dupont.com/products/tyvek-homewrap.html). Energy codes that test whole-house leakage push builders to tape every seam, and that raises the share of wrap installed with accessories.

### Taller walls in multifamily and commercial work

Mid-rise and commercial envelopes contribute 0.78 points. TYPAR markets a separate commercial wrap for structures of four stories and above, and fully bonded membranes now carry most of those walls. Douglas Insights expects commercial and multifamily area to rise from 1.44 billion square metres in 2025 to about 2.17 billion in 2035.

### Asian housing and first-time wrap use

Asia Pacific adds the last 0.46 points, so 1.21 + 0.97 + 0.78 + 0.46 = 3.42. Builders in China, India and Southeast Asia have historically left breathable barriers out of masonry walls, and each specification that adds them creates new square metres rather than replacing old felt. Douglas Insights projects Asia Pacific area growth of about 5.0% a year, against 2.9% in North America, because the base there starts from near zero on masonry homes.

Price then adds 1.71% a year on top, mostly from mix shift toward bonded membranes. Combined, (1.0342 × 1.0171) minus 1 gives the 5.19% revenue CAGR, and the Census release of 18 February 2026 shows why the volume leg rests on remodel more than on new starts.

## Which headwinds slow building wrap volumes against integrated-sheathing walls and weak housing starts?

Three headwinds remove 1.18 percentage points from building wrap volume growth in our slower case, cutting it from 3.42% to 2.24% a year. Sheathing with a factory-applied barrier, the US housing cycle and polyolefin resin swings do the damage.

Integrated sheathing is the biggest threat. Panels with a bonded water-resistive face and taped seams remove the separate roll from the wall, and every home built that way buys tape instead of wrap. We remove 0.52 points for that substitution.

Housing cycles hit fast. US total completions fell 7.9% in 2025 to 1,497,800 units, [per the Census Bureau](https://www.census.gov/construction/nrc/pdf/newresconst_202512.pdf), and wrap is installed just before cladding, so a slowdown shows up in mill orders within one quarter. We take off 0.41 points.

Resin costs subtract the last 0.25 points. High-density polyethylene and polypropylene make up nearly all of a housewrap sheet by weight, so a resin spike squeezes margins or pushes buyers down to thinner woven wraps.

## How much do builders pay per square metre for housewrap rolls and self-adhered membranes?

Building wrap averages USD 0.92 per square metre at mill value in 2025 on our model, rising 1.71% a year to about USD 1.09 by 2035. Realised bands run from USD 0.30 for asphalt felt to USD 7.40 for fluid-applied barriers.

Roll format explains much of the spread. A 9 ft Tyvek roll weighs 16.875 lb, DuPont says, so one installer can hang it alone, while a self-adhered membrane needs primer, rollers and dry weather. Douglas Insights puts the blended price at USD 0.92 per square metre, about USD 0.085 per square foot, and models the 1.71% annual rise as mix, not list inflation.

DuPont sells Tyvek weatherization systems alongside Styrofoam continuous insulation and Great Stuff sealants, and showed them at the [NAHB International Builders Show from 25 to 27 February 2025](https://www.dupont.com/news/ibs-2025-elevate-your-building-performance-with-dupont.html). Douglas Insights estimates its share at 21.3%, about USD 1.13 billion, built on the flash-spun sheet that defined the category.

Henry is a Carlisle Weatherproofing Technologies brand founded in 1933, selling fluid-applied and self-adhered barriers in permeable and impermeable versions. Its 8.7% share rests on commercial envelopes, the fastest-growing part of the building wrap market.

Owens Corning sells [PINKWRAP weather-resistant air barrier products](https://owenscorning.com/en-us/roofing/pinkwrap) for residential and light commercial walls through the same dealers that stock its insulation and roofing. Magnera owns TYPAR, whose range includes DrainableWrap Peel and Stick and a lifetime limited warranty on wraps and accessories.

Kingspan Group and GAF appear among named house wrap vendors, and Benjamin Obdyke, in building products since 1868, sells housewrap with ridge vents and rainscreens. Their combined share is 8.8% on our estimates.

## Which region leads building wrap sales, and where does it grow fastest?

North America leads building wrap value with USD 2.04 billion, or 38.4% of 2025 sales, because wood-frame homes need a barrier behind every siding job. Asia Pacific grows fastest, at 6.84% a year to USD 2.60 billion in 2035.

North America rises at 4.62% to USD 3.20 billion. The 1,010,100 single-family completions counted for 2025 underpin it, and remodel cushions the fall in starts.

Europe holds USD 1.43 billion, or 26.9%, and grows 4.31% to USD 2.18 billion. Breathable roof and wall membranes are standard in timber frame across Germany, Scandinavia and the UK, so growth comes from renovation rather than first use.

Asia Pacific is worth USD 1.34 billion, 25.3% of the total. Rising timber-frame and light-gauge steel building in Australia, Japan and China, plus first-time specifications in India, lift it fastest.

Latin America accounts for USD 297.3 million and grows 5.73% to USD 519.0 million, led by Chile and Mexico. ## Which codes and standards, from ASTM E2556 to the EU Construction Products Regulation, govern building wrap?

Three rulebooks shape about 64% of building wrap sales on our estimates: ASTM E2556, US evaluation listings and the EU Construction Products Regulation (CPR). ASTM E2556 classes flexible water-resistive barriers, ICC Evaluation Service (ICC-ES) acceptance criteria such as AC 24 and AC 235 govern US listings, and the CPR covers CE-marked membranes in Europe.

Tyvek HomeWrap is classed as an ASTM E2556 Type II vapour-permeable sheet and passes ICC-ES AC 24 and AC 235 test sections, DuPont reports, with an ASTM E84 flame spread of 0. Those listings let a building official accept a wrap without project-by-project testing.

In Europe, [Regulation (EU) 2024/3110 of 27 November 2024](https://eur-lex.europa.eu/eli/reg/2024/3110/oj/eng) replaces Regulation 305/2011 for construction products, so membrane makers will move to new declarations of performance and digital product passports in stages. Building wrap sold as an underlay or wall membrane needs a harmonised technical specification before CE marking under the new rules.

The faster case assumes US single-family starts recover from the 943,000 recorded for 2025 in the [Census release of 18 February 2026](https://www.census.gov/construction/nrc/pdf/newresconst_202512.pdf) and that Asian codes adopt breathable barriers. The slower case assumes integrated sheathing spreads and starts stay weak.

The finding is that new US homes are a small slice. Douglas Insights calculates that 2025 completions needed about 350.1 million square metres of wrap worth USD 322.0 million, only 6.1% of global area and 15.8% of North American value. The 67,100-unit gap between single-family completions and starts removes about USD 18.3 million from the 2026 pipeline, which remodel growth of 1.21 points more than offsets.

## What does the 120-day UV exposure limit mean for building wrap on stalled job sites?

Tyvek HomeWrap tolerates 120 days of sunlight before cladding, DuPont states, so a stalled site that leaves walls open for five months must add a second layer or replace the building wrap. Slower housing completions turn that limit into extra square metres.

Douglas Insights reckons that about 0.85% of 2025 residential area, roughly 37 million square metres, was rewrapped or doubled because of exposure overruns. Wraps with 180°F maximum service temperature and drainage efficiency above 90% under ASTM E2273 also add steps for dark cladding and rainscreen walls.
